What is commercial laundry design?

Commercial laundry design is the planning and setup of a hotel's laundry operation — the equipment, layout, utilities and workflow needed to process linen, towels, uniforms and guest laundry efficiently and to a consistent quality. Linen is one of a hotel's most visible quality signals — guests notice crisp, clean, well-finished sheets and towels immediately — and it is also a significant and recurring operating cost. A well-designed laundry gives the property control over both: consistent, premium linen quality and a tightly managed cost base. A poorly designed or absent laundry leaves the hotel dependent on outside vendors, exposed to quality and turnaround problems, and often paying more over time.

What BSG delivers and why BSG

BSG Hospitality provides end-to-end commercial laundry design and setup — equipment selection, workflow layout, utility planning and back-of-house integration — tailored to the property's scale and linen volumes and built for operational reliability and cost efficiency. Because BSG runs hotels, we design laundries that perform in daily reality, sized to genuine linen loads including the event spikes that wedding properties generate. Our specialisation in premium, upscale, destination wedding and wellness properties, irrespective of room count, ensures the linen quality matches the positioning of the asset. And consistent with BSG's owner-first model, our expertise is available on demand with no imposed vendors and no rigid specifications — the owner retains full flexibility. Is there anything in hospitality BSG cannot handle? BSG's guiding principle is that when it comes to hospitality, there is nothing we cannot do. Whatever your property needs — across operations, commercial, people, design or infrastructure — BSG either delivers it directly or brings the right expertise to it, always under your brand and on your terms.

The kinds of laundry approaches and equipment

On-premise, outsourced or hybrid

A hotel can run an on-premise laundry (OPL) for full control, outsource to an external laundry, or adopt a hybrid model. OPL gives the best control over quality and turnaround and is often essential for remote properties with no reliable external option; outsourcing reduces capital outlay; a hybrid balances the two. BSG advises on the right model for the property's location, scale and standards.

By process and equipment

A laundry is organised around its core processes, each with its own equipment: washing (washer-extractors for flexibility, or continuous batch / tunnel washers for high volume); drying (tumble dryers sized to load); and finishing (flatwork ironers or calenders for sheets, pressers and folders for shape and presentation). The equipment mix is matched to the property's linen volume and the quality standard it wants to deliver.

By linen type

A complete laundry handles room linen and towels, F&B and banquet linen, staff uniforms, and guest laundry — each with its own handling, and each demanding consistent quality, especially for premium and wedding properties where banquet and event linen volumes spike.

Why commercial laundry design matters

Linen quality is a daily, tangible expression of a property's standards, and linen cost is a relentless line on the P&L — so getting the laundry right matters on both fronts. A well-designed in-house laundry delivers consistent, premium presentation, fast turnaround that supports occupancy and events, control over the costly cycle of linen wear and replacement, and independence from unreliable external vendors. The design itself — right-sized equipment, logical clean-to-dirty workflow, properly planned utilities (water, power, steam, drainage) and effective ventilation — determines whether the laundry runs efficiently or becomes a costly bottleneck. For destination wedding properties, where banquet and event linen volumes are large and quality is scrutinised, and for remote properties with no dependable external laundry, professional laundry design is especially important.
